About you
Do you have a passion for commercial real estate and a strong desire to work directly with senior leaders in the daily operation of a team's business? Our Occupier Services team is looking for someone who is motivated by the drive to expand their knowledge in all aspects of commercial real estate. These aspects could include, but not be limited to, providing ongoing management of real estate transaction activities for a complex or high-profile portfolio of properties on behalf of our corporate clients. Preparing, recommending, and implementing portfolio-wide transaction strategies foracquiringand disposing of real estate properties. Coordinating field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sales, downsizing renewals, early lease termination, and more.

In this role, you will...

  • Implement real estate plans with an understanding of the client's strategic real estate goals.Assistwith project initiation andscopeofdefinition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.

  • Act as a tenant/buyer/end useragent and effectively negotiate the business terms and conditions for a wide variety of commercial real estatetransactions,such aslease acquisition,renewal,regear, property disposal and acquisitions, formainly officeanddatacenterin North America.

  • Coordinate field broker selection and other required resourcesandsubject matter experts.If necessary,facilitateclient reviewand approval of proposed team resources for the purpose of transaction execution.

  • Draft and create a variety of analyses and relevant documents, including but not limited to project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent,financialanalysisand strategic recommendations

  • Coordinate the negotiation of sales through a field broker. Negotiate leases and lease amendments. Monitor lease expirationsand other critical dates.Develop strategies andnegotiate lease renewals withinprescribedtimeline. Locate andacquirenew properties to meetclientrequirements andtimelines.Dispose of surplus properties withinthetimeline.

  • Review, analyze, and interpret financial analysis templates includingP&Land cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.

  • Closely track all transaction activity (commissionable and non-commissionable), prepare commission forecasts and vouchers, and account for all savings results achieved on behalf of clients.

  • Monitor andmaintaina real estate project tracking system to ensuretimelytransaction completion. Prepare reports and make presentations to relevant parties.

  • Availability to attend regular calls across time zones and to travel as needed for site tours, regional meetings, and other business requirements.

  • ability to managedozenprojects and stakeholders simultaneously.

Whatyou'llbring...

  • Bachelor's degree in business or related field, MBA preferred.

  • 10+years ofcommercial real estate transaction experience, applicable industry tenure or similar combination of education and experience.

  • Active real estatelicense(otherwise must be obtained withinthe first6 months of employment).

  • Advanced computer softwareapplications(Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills.

  • Working knowledge of AI and large language model (LLM) tools, with the ability to apply them to research, analysis, and workflow efficiency(agents).

  • Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

  • Strong interpersonal and organizational skills withthe abilityto manage multiple projects simultaneously.

  • Effective and persuasive presentation ability on complex topics to employees, clients, topmanagementand/or public groups.

  • Strong communication, organizational, time management, proofreading,and multi-tasking skills.

Pursuant to the laws regarding job postings where the position is, Colliers disclosing the following information:

Approximate Compensation Range for Role: $155,248 to $195,000

Area/Location Specific: Various locations listed above

Our Compensation ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.

Benefits
Employees (and their families) are provided options for employer subsidized medical benefits including RX, dental, vision as well as employer paid basic life/AD&D insurance and short-term/long-term disability. Employees are able to enroll in our company's 401k plan, which includes an employer match. Employees will also receive 10 days of sick leave and a minimum of 15-days vacation annually. Certain senior-level roles are eligible for unlimited time off. Employees will also enjoy 10 paid holidays plus two personal flex days throughout the calendar year.Twelve weeks (for birth parents) and 4 weeks (for non-birth parents, including adoptive/foster parents) of paid parental leave will also be available for use after successful completion of 90 days of employment.Individuals may be eligible for different or additional benefits under applicable state law.

Bonus
This position is eligible for an annual bonus, based on company and individual performance
