Role Summary


The Preflight General Manager is responsible for proactively supervising assets within a specific region/market of real estate to ensure customer excellence and to drive net operating income and growth for the business. This particular role within the InterPark business supervises operation(s) and employees at a parking garage or parking lot, public/private parking lot or airport parking lot. The General Manager reports to the Vice President of Operations.


Essential Responsibilities


* Operate the property(ies) with excellence and attention to detail.


* Promote positive customer relations by being responsive and attentive to customer needs.


* Plan and implement property-related projects on time and within budget.


* Coordinate financial accounting system implementation at location.


* Monitor all customer service inquiries, complaints, incident reports, and claims.


* Recommend plans for pricing, including yield management and rate adjustments.


* Initiate and oversee property maintenance, including environmental, safety, security, landscaping, and mechanical issues, ensuring the property remains in excellent condition.


* Communicate with, advise, and assist Asset Manager, contractors, landlords, and property management in accomplishing property objectives.


* Support activities of landlords and/or leasing managers to achieve and maintain high occupancy.


* Oversee the bidding process and management of third-party vendors supporting capital improvements and facility projects.


* Prepare and manage the annual operating budget.


* Monitor monthly financial performance against budget and implement corrective actions to achieve financial objectives.


* Reconcile accounts receivable and respond appropriately to delinquent accounts.


* Oversees payroll administration for assigned location(s).


* Ensure integrity of financial reporting and cash controls; audit cashiers and operational reports as necessary.


* Facilitate the hiring, onboarding, training, development, evaluation, and retention of employees and supervisors while maintaining overall accountability for the operation.


* Supervise employee performance and lead coaching, performance management, and disciplinary actions.


* Coordinate employee schedules to maintain appropriate staffing levels while meeting operational and budgetary requirements.


* Oversee time and attendance records.


* Generate marketing leads and assist the Vice President of Operations with new business development.


* Research, prepare, and submit quarterly marketing plans.


* Support digital growth initiatives through customer engagement and collaboration with marketing teams.


* Lead the implementation and adoption of digital operating platforms, including web-based, mobile, and automated parking technologies, ensuring successful implementation and ongoing operational support.


* Ensure all employees receive appropriate training on safety and security procedures.


* Remain vigilant for unusual or potentially threatening situations.


* Recognize potentially dangerous situations and respond appropriately.


* Remain available during operating hours to assist staff with suspicious activity, security threats, safety concerns, and incident response.


* Report incidents to the Market Officer and Employee Health & Safety/Risk Manager.


* Participate in all required safety and security training.

* Must be able to maintain flexibility in work schedule in order to meet operational needs. This may require General Manager to occasionally work outside of regular scheduled hours.

* Must be able to work in a face paced environment.


* Must be able to walk or move to assist customers in a timely manner; In some cases, must be able to travel up and down parking lot in order to assist customers and parking lot issues.



Required Qualifications


* High School Diploma or GED


* At least 3 years of experience with supervising direct reports


* At least 5 years of experience working in the real estate, leasing, finance, retail, hospitality or property management industry.


* At least 1 year of experience working with financials/accounting, P&L reports and budgeting


* At least 1 year of experience leading performance management functions, such as evaluations, coaching and discipline.


Preferred Qualifications/Characteristics:


* Degree in Business, Real Estate, Finance, Hospitality or Accounting


* Experience in or knowledge of the off-airport parking industry


* Experience working with and driving large vehicles (ex. Shuttle Bus, Large Trucks, etc.)


* Excellent written and verbal communication skills


* Strong problem-solving skills


* Professional understanding of building valuation methods (income, market, discounted cash flow)


* Excellent time management/multi-tasking skills


* Strong safety knowledge and awareness and good judgment


* Demonstrated leadership skills including motivating teams, inclusiveness, coaching and development, and clear and strategic thinking


* Possess initiative and be self-motivated
