FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.


OVERVIEW

Responsible forthe overall cleanliness of building exteriors and the curb appeal of the community bymaintainingthe highest levels of superb presentation. This includes the amenities, leasing office, model,breezewaysand common areas.

DETAILED ROLES & RESPONSIBILITIES



  • Responsible foralways providing excellent curb appeal.





  • Daily cleaningof building exteriors, breezeways andhallways including light fixtures, mailbox area,fire extinguisher boxes, entry doors,stairsand railings.





  • Remove all debris throughoutthe communityincludingamenities,walkways,community entrance, model, show apartmentsand Leasing Officedaily.





  • Clean amenity restrooms and restock supplies.





  • Compactors and trash chutesare cleaned in the mornings andmaintainedthroughout the day.





  • Assistmaintenanceteam withperiodicscheduledpreventative maintenance programs.





  • Responsible forhelping tokeepaneat,orderly,and safe workshop.





  • Advise Maintenance Supervisor when in need ofsupplies.





  • Take actionor informthe MaintenanceSupervisor of any areas needing special attention or correction (unhealthy plants,sod,treesetc.).





  • Responsible formaintainingthe required property uniform andalways ensuring a professional appearance and demeanor.





  • Responsible for knowledge ofmanagementcompany and community policies and procedures.





  • Responsible for the care and maintenance of all equipment and supplies owned by the community.





  • Complete required training courses either online or in person meetings.





  • Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies.Attendmonthly Safety Trainings.Report anyhazardous orriskliabilitysituations to the Maintenance Supervisor and Property Manager.




ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)



  • Honesty,integrity,competence,professionalismanddrive.





  • Works professionally as part of a team as well as completing assignments independently.





  • Willingness to pitch in and work in areas other thanstrictlygrounds keepingi.e., janitorial, painting etc.





  • Ability toassistthe Maintenance Supervisor, Property Managerin his/her duties as needed.



OTHER REQUIREMENTS



  • Constantneedto be onfeet(66% - 100% of the time).





  • Must be able to lift and carry up to 25 pounds. Lifting andcarrying ofweights exceeding 50 lbs. is to be accomplished with assistance at all times.





  • Expectations to beoutdoors (66% - 100%) and indoors (1% - 33%) of the time.





  • Occasional exposure to cleaning chemicals, paintfumes, solvents, adhesives (1% - 33% of the time).





  • Flexibility to worklonger workhoursin order tofulfill job duties ifnecessary.



ESSENTIAL EDUCATIONAND WORK EXPERIENCEREQUIREMENTS



  • High School diploma or general education degree (GED) preferred but notrequired.





  • English required (bi-lingual a plus)
